Lynchburg is one of the hillier cities in Virginia, and that terrain shapes the deck work we do here more than any other single factor. Properties in the older hilltop neighborhoods — Tinbridge Hill, Diamond Hill, the neighborhoods surrounding Randolph College — often have dramatic grade change that needs to be addressed structurally, not just aesthetically. Elevated decks on steep sites require taller posts, more attention to the post-to-beam connection, and footings designed to handle the load at height.
The James River views available from properties on Lynchburg’s higher ground are genuinely worth designing for. When a deck has that kind of setting, the design decisions that matter most are often the ones that affect what you can see from the deck — railing height and material, deck elevation, and how the structure sits relative to the trees and neighboring buildings between the deck and the river. These are things we think through specifically on view-oriented properties rather than applying a standard layout.

Yes. The city of Lynchburg requires building permits for most deck construction — any attached deck, any elevated deck, and any deck above a minimum square footage. Campbell County and Amherst County each have their own separate processes for properties outside the city limits. Steep lots require more structural planning than flat sites. The taller the posts, the more critical the connection between post and beam becomes, and the more carefully the footings need to be designed and placed. We assess the grade specifically during the site visit — measuring the slope, identifying where footings can be placed to avoid root zones and underground utilities, and determining whether a single elevated platform or a multi-level approach better fits the terrain. On very steep lots, multi-level designs that step down with the grade are usually the better answer structurally and visually.
Yes, and it’s something we take seriously on view-oriented properties. The key decisions are deck elevation — high enough to see over the grade and any intervening vegetation — railing material and height, since solid railings can block views from seated positions even when the view is clear from standing height, and deck orientation and shape relative to where the best sightlines actually are. We think through all of this at the consultation using the actual site conditions rather than applying a standard design approach.
On elevated decks where the underside of the structure is exposed and maintenance access is difficult, composite and capped composite materials make a stronger practical case than on ground-level builds. Staining and sealing the surface of a wood deck that’s ten feet off the ground on a steep hillside is significantly more involved than maintaining a ground-level deck, and it’s work that tends to get deferred. Composite avoids that problem. For the structural framing — posts, beams, and joists — pressure-treated lumber remains the standard and performs well when the connections are properly detailed.
