When a deck’s framing has significant rot or insect damage, or when the original construction was poor quality, repair costs can approach or exceed what a new deck would cost — on a structure that’s already compromised. We’ll tell you the truth about this when we assess your deck, even if it means we’re proposing replacement rather than a repair job.

Soft, splintering, or visibly deteriorated boards are the most common deck repair we see. In many cases this is a surface issue only — the boards have reached the end of their service life but the framing below is still sound. We replace the damaged boards, match the existing material where possible, and check the framing underneath while we have access to it.

Loose or Failing Railings

A railing that moves is a safety issue, not just an aesthetic one. Railing failures usually trace back to post attachment — either the post-to-framing connection was never strong enough, or the connection has deteriorated over time. We identify the root cause and repair it correctly rather than just tightening fasteners that will loosen again.

Joist & Framing Rot

Joist rot is one of the more serious deck problems because it affects the structural integrity of the entire platform. It typically develops in areas where water sits or gets trapped — around ledger boards, at beam connections, and in joist bays that don’t drain well. We replace deteriorated joists, improve drainage conditions where possible, and treat the surrounding framing.

The ledger — where the deck attaches to the house — is the most failure-prone connection on an attached deck. Improper original flashing allows water to infiltrate behind the siding and rot the ledger, the band joist behind it, and sometimes the rim joist of the house itself. Ledger repair requires addressing the water intrusion source as well as the damaged wood.

Post & Footing Issues

Posts that have rotted at the base, footings that have heaved or settled, or beam connections that have deteriorated — these are all structural problems that affect the stability of the entire deck. We assess the extent of the damage and replace or sister the affected structural members. In some cases, footings need to be rebuilt entirely.

Stair Repair & Replacement

Deck stairs take more wear than the deck surface itself and are often the first thing to deteriorate. Stringers can rot at the bottom where they contact or sit near grade. We probe the framing, check the ledger, look at the post bases, and then give you a real answer — not one based on how the deck looks from ten feet away.

Repair cost varies too much to quote without seeing the deck. A handful of board replacements is a very different job from a ledger rebuild or extensive joist sistering. Yes, selective board replacement is common and often makes sense when only part of the deck surface has deteriorated. The challenge is that new boards rarely match the color of boards that have been weathering for years. If appearance matters, it’s worth discussing whether staining the entire deck surface after replacement would give you a more consistent result. We’ll talk through that during the assessment.

It can be. Excessive movement or bounce in a deck can result from joists that are undersized for the span, joist connections that have loosened or deteriorated, or structural members that have been weakened by rot or insect damage. Some flex is normal, but a deck that moves noticeably underfoot is worth having assessed. This is one of the situations where what you feel is often telling you something the surface doesn’t show.

Yes, in the case of ledger-related rot. When water gets behind a poorly flashed ledger board, it can reach the rim joist or band joist of the house itself. This is one of the reasons we take ledger inspection seriously during every assessment — the damage isn’t always limited to the deck. If we find rot that has extended into the house structure, we’ll tell you and can either address it ourselves or let you know what a framing contractor would need to do.

It depends on the scope of the repair and the jurisdiction. In most cases, like-for-like surface board replacement doesn’t require a permit. Structural repairs — replacing joists, rebuilding a ledger, replacing posts — may require a permit depending on the locality.
