The most common type — a deck that connects directly to the house, typically off a back door or sliding glass door. The ledger attachment is the most structurally critical part of the build. We flash and fasten every ledger correctly, which is where a lot of inferior deck work eventually fails.

Freestanding Decks

A freestanding deck stands on its own footings without attaching to the house. This is the right choice when the attachment point isn’t structurally suitable, when building codes require it, or when the deck location is away from the house entirely. Freestanding builds require careful footing placement to handle the full load independently.

Multi-Level Decks

Multi-level decks work particularly well on sloped properties, which are common throughout the Charlottesville area. Different levels can serve different functions — a dining area at one height, a lounge area at another, steps connecting them. The framing is more complex but the result is a deck that feels designed for the site rather than imposed on it.

Wraparound Decks

The Structural Work You Don’t See

Most of what determines a deck’s long-term performance is hidden once the decking boards are down. The footings, the framing, the ledger connection, the hardware — none of it is visible when the deck is finished, but all of it determines how the deck holds up over time.

We pay as much attention to the structural work as we do to the visible finish. Footings are sized and placed for the load and local frost depth. Ledger boards are flashed and fastened with hardware rated for the application. Framing lumber is selected and positioned correctly. Joist hangers and structural connectors are installed at the required spacing. These aren’t details we cut corners on because the consequences of doing so show up years later.

We don’t publish price ranges because they’re rarely accurate for any specific project. What we do is come out, look at the site, and give you a firm written price based on what we actually see. Active construction on a straightforward residential deck typically takes one to two weeks once materials are on site and permits are in hand. Larger or more complex builds take longer. Permit processing timelines vary by jurisdiction and are outside our control, but we handle the submission and track the status so you’re not managing that yourself. We give you a realistic timeline at the proposal stage.

Yes. We handle the permit process as part of every build. Requirements vary between Charlottesville city, Albemarle County, and the other jurisdictions we work in — what’s required in one area may differ from another.
